What is property development?

A property developer buys land, obtains the building permits, finances and builds a residence, then sells the new apartments. Behind every new building, there was first a landowner — and a land deal. Selling your land to a developer

If your land — or your house on a large plot — is in a buildable zone, a developer may pay significantly more than a private buyer, because they buy the building potential, not just the plot. Our role: assess that potential, put developers in competition, and protect your interests at every step. Our assessment costs you nothing — we are remunerated by the developer.

Timeline

How long does it take?

A land sale to a developer follows a structured path. Timings vary with the municipality and the project, but a typical operation takes 12 to 24 months from first contact to final signature — you remain the owner, protected by conditions, until the very end.

Feasibility study

We analyse the urban planning rules and what can be built on your land, then obtain offers from developers.

Preliminary sale agreement

Signed with the developer, with protective conditions: the sale only completes if the building permit is obtained.

The developer designs the project and files the permit; the town hall examines it.

Appeal period

A legal window during which third parties may challenge the permit — a standard, planned-for step.
